06 28 17 PC Public Hearings

The City of Tracy Planning Commission will conduct Public Hearings on Wednesday, June 28, 2017, at 7:00 p.m. or as soon after as possible, in the Tracy City Council Chambers, 333 Civic Center Plaza, Tracy, to consider the following:
 
TWO-PHASE EXPANSION OF THE CALSTONE MASONRY PRODUCTS MANUFACTURING AND STORAGE FACILITY– The proposal is to add approximately 52,000 square feet  of warehouse and manufacturing building area to the existing approximately 86,000 square foot facility. The purpose of the expansion is to increase production and storage capacity of the existing masonry products manufacturing plant. The project includes Conditional Use Permit (CUP17-0002) and Development Review (D17-0009) applications. The 17.5-acre site is located at 426 E. Grant Line Road, approximately 900 feet south of Grant Line Road (Assessor’s Parcel Numbers 233-460-05 and 07). The project is consistent with the development density established by the City of Tracy General Plan, for which an Environmental Impact Report was certified by the Tracy City Council. Therefore, in accordance with California Environmental Quality Act Guidelines Section 15183, no additional environmental review is required. The applicant is Schack and Company for Calstone Holdings, LLC. CUP17-0003: PROPOSED OUTDOOR ASSEMBLY AREA FOR MORGAN TERRITORY BREWING - Applicant is Michael LaCross and the property owner is LaCross Capital Management LLC – 1885 N. MacArthur Drive - Public hearing to consider an application for a Conditional Use Permit to allow an outdoor assembly area for Morgan Territory Brewing, which would include seating, games, and live music, located at 1885 N. MacArthur Drive. The project has been determined to be categorically exempt from the California Environmental Quality Act pursuant to CEQA Guidelines section 15332, which pertains to certain in-fill development projects.  ZA17-0005: CITY-INITIATED ORDINANCE REGARDING RESTRICTIONS ON FRONT YARD PAVING AND PROHIBITION OF PARKING ON ANY UNPAVED SURFACE - Public hearing to consider an ordinance adding a new Section 10.08.3225 to the Tracy Municipal Code, relating to restrictions on front yard paving, and amending Section 10.08.3530 of the Tracy Municipal Code, to state that it shall be unlawful to park on any unpaved surface. The proposed ordinance has been determined to be exempt from the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15061(b), which pertains to activities that do not have the potential for causing a significant effect on the environment. Specific questions regarding this project may be directed to Scott Claar, Senior Planner, (209) 831-6429, or scott.claar@cityoftracy.org.
