09 14 16 PC Public Hearing Notice

The City of Tracy Planning Commission will hold a Public Hearing on Wednesday, September 14, 2016, at 7:00 p.m., or as soon thereafter as possible, in the Tracy Council Chambers, 333 Civic Center Plaza, to consider:
 
D16-0001, CUP16-0007, and MS16-0001: Applicant is HPA Inc. and Owner is Industrial Property Trust – 1305 E. Pescadero Ave.
Public hearing to consider approval of a Development Review Permit to construct a 461,810 square foot industrial distribution building with corresponding parking and landscape improvements, approval of a Conditional Use Permit to allow a maximum building height of 51 feet, and approval of a Vesting Tentative Parcel Map to subdivide the property from the adjacent development, located at 1305 E. Pescadero Avenue. The project is consistent with the Environmental Impact Report that was prepared for the General Plan and certified by the City Council on February 1, 2011. In accordance with CEQA Guidelines Section 15183, no further environmental assessment is required.  The Project Planner is Victoria Lombardo, Senior Planner, (209) 831-6428, Victoria.lombardo@ci.tracy.ca.us.
 
CONDITIONAL USE PERMIT TO ESTABLISH A HEALTH AND FITNESS, CIRCUIT TRAINING FACILITY WITH ACTIVITIES FOCUSED AROUND THE SPORT OF KICK BOXING (APPLICATION NUMBER CUP16-0006) – The proposed health and fitness/circuit training/kick boxing business will occupy approximately 1,200 square feet of floor area of the existing building at 901 Central Avenue, at the northwest corner of Central Avenue and 9th Street (APN 235-056-14). The proposed use is categorically exempt from CEQA pursuant to Guidelines Section 15301, Existing Facilities, which pertains to the operation or leasing of existing structures or facilities. Please contact the project planner, Alan Bell, Senior Planner, alan.bell@ci.tracy.ca.us or (209) 831-6426, if you have any comments or questions or would like additional information.
