04 19 16 City Council Public Hearing

The City of Tracy City Council will conduct a Public Hearing on Tuesday, April 19, 2016, at 7:00 p.m. or as soon after as possible, in the Tracy City Council Chambers, 333 Civic Center Plaza, Tracy, to consider the following:

 

Revisions to a proposed Residential Apartment Project: Development Review Application Number D15-0024 – The Applicant is Republic; the Property Owners are Valpico Apartments, LLC and Peter and Kathleen MacDonald.  On December 18, 2012, the Tracy City Council approved applications for a 244-unit, residential apartment project on an approximately 11.62-acre site located on the north side of Valpico Road at Glenbriar Drive, west of the Rite Aid Store at the northwest corner of Valpico Road and MacArthur Drive (Assessor’s Parcel Numbers 246-140-12, 13, and 14).  On July 7, 2015, the City Council granted a two-year time extension of the apartment project applications.

 

The current proposal is a Development Review application that would result in minor amendments to the approved apartment complex, such as the addition of a clubhouse/fitness center, enhancements to the exterior building architecture, and replacement of the 2-story townhouse buildings with 3-story apartment buildings.  The resulting number of residential units is 252 instead of 244 units as previously approved.  A Negative Declaration was adopted on December 18, 2012, in accordance with the California Environmental Quality Act.  The project planner is Alan Bell, Senior Planner, (209) 831-6426, alan.bell@ci.tracy.ca.us.

 

D15-0023: Exterior Remodel of Burger King at 2890 W. Grant Line Road. - Applicant is Quikserve Rest. Inc and Owner is R/O 2011 LLC. - A Preliminary and Final Development Plan application for an exterior remodel of an existing fast food and drive-thru restaurant at 2890 W. Grant Line Road. The project is categorically exempt from the California Environmental Quality Act pursuant to CEQA Guidelines Section 15303 pertaining to additions to existing facilities. All interested persons are invited to be present and to submit statements orally or in writing before or during the meeting.

 

Should you decide to challenge the decision of the City Council, you may be limited to those issues that were raised for consideration at the hearing.
