03 09 16 Planning Commission Public Hearings

The City of Tracy Planning Commission will conduct a Public Hearing on Wednesday, March 9, 2016, at 7:00 p.m. or as soon after as possible, in the Tracy City Council Chambers, 333 Civic Center Plaza, Tracy, to consider the following:

 

D15-0016: Proposed 49,000 square foot metal shop and associated parking area improvements - Applicant is Schack & Company, Inc. and Owner is Olmar Supply, Inc. - A Development Review application to construct an approximately 49,000 square foot metal shop with office and associated parking area improvements at 205 Gandy Dancer Drive, Assessor’s Parcel Number 248-470-18. The project is categorically exempt from the California Environmental Quality Act pursuant to CEQA Guidelines Section 15332 pertaining to infill development. Proposed Storquest Express Mini Storage: Application Number D16-0004 – The Applicant is Dan R. Schack and the Property Owner is LSC Realty California, LLC.  Construct a mini storage facility on an approximately three-acre site located at 225 Gandy Dancer Drive, Tracy (Assessor’s Parcel Number 248-470-17).  The project includes five storage buildings, totaling approximately 59,951 square feet and an approximately 1,650 square foot office building.  The project is categorically exempt from the California Environmental Quality Act pursuant to CEQA Guidelines Section 15322 pertaining to infill development projects on sites of five acres or less.  The project planner is Alan Bell, Senior Planner, (209) 831-6426 or alan.bell@ci.tracy.ca.us.

 

GPA13-0006,TSM15-0001, PUD15-0001: Applicant is Bates-Stringer Ventures and Owner is Calandev  – 25380 S. Lammers Road - Applications to amend the General Plan from Urban Reserve 8 to Residential Low, to approve a Vesting Tentative Subdivision Map and to approve a Planned Unit Development Concept, Preliminary and Final Development Plan for the development of 226 single-family detached houses with a private park on a 59.1-acre site.  An Initial Study and Mitigated Negative Declaration have been prepared to assess the potential environmental impacts associated with the project.  The Project Planner is Victoria Lombardo, Senior Planner, 209-831-6428, Victoria.lombardo@ci.tracy.ca.us.

 

Revisions to a proposed Residential Apartment Project: Development Review Application Number D15-0024 – The Applicant is Republic; the Property Owners are Valpico Apartments, LLC and Peter and Kathleen MacDonald.  On December 18, 2012, the Tracy City Council approved applications for the 244-unit, residential apartment project on an approximately 11.62-acre site located on the north side of Valpico Road at Glenbriar Drive, west of the Rite Aid Store at the northwest corner of Valpico Road and MacArthur Drive (Assessor’s Parcel Numbers 246-140-12, 13, and 14).  On July 7, 2015, the City Council granted a two-year time extension of the apartment project applications.

 

The current proposal is a Development Review application that would result in minor amendments to the approved apartment complex, such as the addition of a clubhouse/fitness center, enhancements to the exterior building architecture, and replacement of the 2-story townhouse buildings with 3-story apartment buildings.  The resulting number of residential units is 252 instead of 244 units as previously approved.  A Negative Declaration was adopted on December 18, 2012, in accordance with the California Environmental Quality Act.  The project planner is Alan Bell, Senior Planner, (209) 831-6426, alan.bell@ci.tracy.ca.us.

 

All interested persons are invited to be present and to submit statements orally or in writing before or during the meeting.
