11 04 15 Planning Commission Public Hearing

The City of Tracy Planning Commission will conduct a Public Hearing on Wednesday, November 4, 2015, at 7:00 p.m. or as soon after as possible, in the Tracy City Council Chambers, 333 Civic Center Plaza, Tracy, to consider the following:
 
CUP15-0006: Proposed Drinking Establishment With Entertainment - Applicant is Rosaura Quintana and the property owner is 51 NEWCO LLC – 1005 E. Pescadero Avenue - An application for a Conditional Use Permit to allow a drinking establishment with alcohol and entertainment after 11:00 p.m. (bar/night club) in the building located at 1005 E. Pescadero Avenue (APN 213-060-40). The project has been determined to be categorically exempt from the California Environmental Quality Act pursuant to CEQA Guidelines section 15301, which pertains to existing facilities. The Project Planner is Scott Claar, Senior Planner, phone (209) 831-6429.
 
D15-0009: Proposed New Restaurant Building - Applicant is VMI Architects Inc. and the property owner is the City of Tracy – Southeast corner of Naglee Road and Park-N-Ride Drive, Assessor’s Parcel Number 212-290-39 - Public hearing to consider an application for a Planned Unit Development (PUD) Zone Preliminary and Final Development Plan to construct an approximately 6,300 square foot two-tenant restaurant building with drive thru, parking area and landscaping improvements, located at the southeast corner of Naglee Road and Park-N-Ride Drive (Assessor’s Parcel Number 212-290-39). The project has been determined to be categorically exempt from the California Environmental Quality Act pursuant to CEQA Guidelines section 15332. The Project Planner is Scott Claar, Associate Planner (phone: 209-831-6429).
 
ZA15-0004: City-Initiated Ordinance Related to Donation Containers - A City-initiated ordinance, adding a new Section 10.08.3198 to the Tracy Municipal Code, related to donation containers. The proposed ordinance has been determined to be exempt from the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15061(b), which pertains to activities that do not have the potential for causing a significant effect on the environment. The Project Planner is Scott Claar, Senior Planner (phone: 209-831-6429).
 
General Plan Housing Element - A public meeting regarding an update to the General Plan Housing Element. The Housing Element, required by State law to be revised at certain intervals, provides information and policies to accommodate maintenance and development of housing for all members of the community. The Planning Commission will receive a brief presentation regarding the content and status of the Housing Element update, discuss the Draft Housing Element, and receive input from the public regarding the Housing Element. All interested parties are encouraged to attend and participate in this public meeting.
